Typically, gentrification is perceived as a market-driving mode of poverty
deconcentration, whereby the wealthy or high-income households migrate to low-income
neighborhoods. According to Atkinson (2000), most of the individuals moving to the gentrified
neighborhoods in New York are mostly whites, the single parents, professionals while the ones
being displaced are the elderly, the lower to the working-class individuals or the unemployed.
The housing, as well as redevelopment market, is accentuated in Hong Kong, whereby it presents
the purest model of among the cities showing the role played by property in the national models
of economic development (Haila, 2000). Hong Kong, like any other city in the Asia Pacific
region, has shown a constant population growth rate. Due to the rapid economic growth in the
country, residential upgrading has become a path through or into the extent of public housing and
to a possible facilitator of entering a private ownership market. This essay explores some of the
negative impacts of gentrification in Hong Kong as compared to New York.
Displacement of low-income individuals (poor)
One of the negative gentrification impacts in Hong Kong is the displacement of the poor
or low-income class of people. The development of the public rental housing to some extent
complements the redevelopment projects in urban centers where most of the indigenous residents
of the old buildings being demolished in the towns are unable to afford to resettle in those same
neighborhoods. With the associated high land prices policy alongside the escalated structural
unemployment, these low-income people are forced to rely on public housing so as to meet their
housing requirements. Approximately one-third of the Hong Kong population is currently living
in the rental public houses, of which 35% are in New Territories North and Tsuen Wan / Kwai

Similarly, poorer families are being driven further into the less desirable neighborhoods
in New York, whereby most of them are moved to regions such as Brooklyn and docklands
which have lower rents. This again drives out businesses and the indigenous residents.
Gentrification in New York has also negatively impacted the low-income class. Throughout the
country, the costs of renting apartments and homes in the urban areas have of recent escalated
