DESCRIPTION This assignment is the analysis of the Harvard Business School “Genzyme Center” case study via a set of predetermined questions. REQUIREMENTS You are to review the attached HBS Case Study No. 9-610-008 “Genzyme Center (A)” as follows: Genzyme managers were in the midst of designing the Genzyme Center, the company's new, Cambridge, Massachusetts-based headquarters building. To reflect Genzyme's innovativeness, progressiveness, and transparency, senior management was including many innovative green building features meant to reduce energy and water consumption and enable employees to connect with nature by working in daylight with outside views. A preliminary assessment of the interim design concluded that the building would likely qualify for a high green rating by the U.S. Green Building Council. The case study concludes with CEO Henri Termeer asking senior project manager Gordon Brailsford and director of environmental affairs Rick Mattila to propose how the building could achieve the more stringent LEED Platinum rating while being mindful that the building's design was already over budget. Based on your review and analysis of this case study, prepare a response to the following questions: 1. What are Genzyme's motivations for investing in green building practices and what is your opinion (what do you think) of them? Be specific! 2. Would you recommend that Genzyme make the additional investments to enable Genzyme Center to achieve LEED Platinum? Why or why not? 3. If Genzyme were to invest in additional features to enable Genzyme Center to achieve LEEP Platinum, what decision criteria would you recommend using to decide which features to implement? Based on a quantitative and qualitative analysis, which green features do you recommend they implement? 4. Looking ahead to other building projects, what green building policy should Genzyme adopt? Should the policy vary for offices, laboratories, and manufacturing sites? Should the company adopt the same policy for sites in the United States, Europe and Asia? Note: It is best to use the questions as headings and an outline to your work. EVALUATION Criteria for the individual portion of the assignment will include elements such as: 1 · Depth of analysis (covering the major course aspects and case study issues). - Completion of all aspects of the assignment. Writing clarity, organization, conciseness, and grammar.

1: What are Genzyme motivational for investing in green building practices and
what is your opinion (what do you think) of them? Be specific.
There are many motivations behind investing in green building by Genzyme's
company. The company’s main aim behind is the fulfillment of social responsibility
as a global science life company. The first aim was to provide free drugs to
individuals who were affiliated with the disease. Genzyme sold many drugs
worldwide and their first responsibility was to give back the community. Genzyme
donates dosages of Cerezyme were it once sold to 3000 patients and later helped 81
patients in developing countries where they give them the dosages for free specifically
to Egypt and China. They mostly help African countries which are developing and
where most diagnosed people lack money to treat those diseases.
Developing orphan drug is as expensive as developing traditional drugs which value
from 800 million to 1 billion dollars. This because the population of these people is
small and the production of drugs is expensive.
Genzyme has also demonstrated its commitment to corporate citizenship by engaging
in community relations. They have advised their employees to participate in helping
people in communities and offer vocational training. Their employees are further
advised to volunteer to offer their expertise in schools and seminars when need. In
demonstrating corporate citizenship they also offer grants to a non-profit organization
and promote science competitions in schools.
Genzyme wants to reduce consumption of energy and they will conserve our
environment by reducing pollution.in wanting to conserve environment they were
motivated in being part of the movement of creating green buildings where they

wanted to be recognized with LEED Platinum. Green technology was expensive to
purchase but great efficiency and lower operating costs. This motivated the company
wants the best of best in what they were going to build.
Green building performance is what Genzyme dreamed of because it means great
conditions for their employees thus it would improve their performance. It is believed
that green building for example with higher ventilation would reduce many air related
diseases and reduce stress-related cases.
