Evaluation Report Introduction The project of “Al-Faisaliyah” was designed to make a skyscraper in the heart of Riyadh city. The project was planned to be constructed with multiple floors and height that reaches in hundreds of meters. The objective was to design and construct the tallest building in Riyadh. The construction project was aimed to be developed with the help of international firms of construction and architecture. The focus was given for the unique and appealing outer architecture of the building that signifies modernization in the city of KSA. The objective of the project was to develop the building as a part of complex so that businesses in the surroundings can get benefit. The construction of the project was started in 1997 and completed in the year of 2000. The project was completed under the ownership of King Faisal Foundation (King Faisal Foundation, 2020). The skyscraper building was constructed with thirty floors. The building was designed to be highest building in Riyadh so the height of constructed building reaches about 250 meters. The building is one of the significant pillars in defining the skylines of Riyadh city. It was the objective of the project that effective quality of material and modern technology of construction will be used in the construction of the project. The international collaboration of King Faisal Foundation and Studio of Norman Foster and Partners along with engineer consultants from Buro Happold led to the completion of the project. In the project for construction reinforced materials were used. The architecture is designed with modern and contemporary themes with flexibility of access. The offices are connected to the top vast space of the building. A restaurant is established on the top three floors which are specifically designed in the form of globe and specific materials are used for the construction. The building embodies the pyramid architecture that signifies the modernity of the city. The architecture of the skyscraper is specifically attention that characterizes the modern landscape of the city. Project Managers Report- PLC and Project Stakeholders The project was completed with the help of careful planning and a plan of action for the completion of the project was followed. The project is one of the biggest construction projects in the city therefore many stakeholders were involved. The building was constructed with the collaboration and partnerships of multiple companies belonging from different sectors. The main stakeholders are the manager and chairperson of the King Faisal Foundation, the managing director Khalid Al Faisal and Chairperson Mohammad bin Faisal Al Saud. The construction project that signifies the modern architecture of Riyadh city to preserve the legacy of King Faisal was initiated by the foundation. The project of construction was of bigger scope therefore services of international firms were sought in different phases in the completion process of the project. Foster and Partners are also the project stakeholders as the firm was hired for the architecture and design of the project (Foster and Partners, 2020). For the design engineering and structural engineering collaboration was made with Buro Happold Engineering. The firm is responsible for all the structural design of the skyscraper building. The project was stated with the effective planning and designing of the project in which these firms are the stakeholders. For the consultancy of construction engineering Buro Happold engineering was responsible. The next phase in the process was the procurement of the materials. For the construction of the project, Saudi Bin Laden Group was hired (AlFaisaliyah Tower, 2020). In procurement and construction the stakeholders POHL Group, Lerch Bates Europe and Mitsubishi elevators and escalators were also involved. The stakeholders collaboratively worked in the construction and building process. The ownership of the constructed project was under the 2 foundation and they are responsible for all the management decisions. The project became function after completion in 2000. The vision of the government and foundation was to provide luxurious customer experience for the public community and visitors of the mall. The mall was established that was designed as significant mark for the lifestyle destination. The mall included the retail outlets of world-class designers, food facilities and a specially designed restaurant on the top, offices, residence and health facilities, cultural buildings. The construction project was designed to integrate living, socializing and work in the most commercial and luxurious way. The construction project developed to be the iconic landscape with its unique and modern architecture. The management company was hired to manage the cost and time of project and Linsesight as the management company played the role effectively. The construction project was planned to be completed in three years and with initiation of the project in 1997 the project was opened for public in May 2000 meeting the boarder deadlines of the project. Since the construction project involved many partners and stakeholders in different phases of the construction process the management ensured that timelines of the project are met and budgets of the project are maintained. The project development was challenging and it started off with initial investment of 53 million US dollars. For the construction of the project some adjacent buildings in the surroundings were demolished. Additional space was added in the plan to construct a five star hotel which will serve the business purpose. 3 PM Role If the different processes involved in the project are analyzed it is clearly visible that the integration of phases and objectives of the project were strictly maintained. The objective of the project was to be iconic and unique in design and architecture. One of the best architectural firms across the globe was hired for the architecture design of the projects. The major emphasis was given on the architecture but the quality of the project was not compromised. To develop and construct the unique design the international firm of construction engineering and consultancy were hired to develop the construction plans of the project. In the region Bin Laden Group which is the largest infrastructural development group was given the reasonability of construction. Latest methods and tools for structural development were used so that differences in plan and actual construction could be minimized. The resource material contingencies were already planned and BinLaden Group used latest in-house technology for the construction purpose. Some machinery was imported to carry out the construction work. For time and budget management, the management used latest modeling tools for risk analysis, business forecasts and planning of project. The real time approach was used in the project to counter the time lags in some phases and budget management for construction. The coordination in the phases of construction could be improved. The overall performance becomes efficient and effective if the departments and stakeholders review the development frequently. Lessons Learnt One of the major lessons learnt in this construction project is that for any successful project, the dedication and commitment of the stakeholders is required. The construction project was challenging and involved many local and international firms for the development of the project. The objective of the foundation and all stakeholders was common to develop an iconic landscape in the city of Riyadh that epitomizes the luxurious experience and depicts the modernity of the city. All the stakeholders worked with commitment to achieve the goal so that objective of construction completion could be achieved without delays and over budgeting. The lesson that can be garnered from the project is that effective planning is essential for the successful project. The planning pertaining to different phases of development, development related to resource procurement and resource allocation is equally significant. The planning of realistic goals in term of budget and timelines plays the key role in the successful project completion. The planning of the projects must involve plans for the risk events and delays that could be caused to catastrophes. The planning of the project encompasses all the risks analysis and forecasting analysis to take the appropriate decisions in different situations. The plans for unforeseen situations can be prepared by modeling different scenarios. Use of technical tools and techniques is imperative in modern day projects. The real time management of operations and tasks is equally important for successful completion of the projects. If the sub-tasks are not managed on time, the real time management allows rescheduling of further tasks of the project to manage the timeline effectively. The real time management also allows taking decisions regarding supply shortages effectively. The unforeseen situation can be dealt effectively. The real time management and monitoring tools and techniques allow that work progress is managed according to timeline and budget estimations. 4 The use of modern tools and techniques is essential in modern management of operations. The managers should improve their skills in the domain to effectively manage the projects completions. One of the key lessons that the project reflected was effective communication of stakeholders and constant reviewing of process.
