One evening, your tenant Sharon is attacked by an intruder who forces the lock on the sliding glass door of her ground-floor apartment. Sharon's screams attract the attention of Darryl, your resident manager, who comes to Sharon's aid. Together, Darryl and Sharon drive the intruder off, but not before they both are badly injured by the intruder.

Business owners have to be knowledgeable about the liabilities and risks that originate
from unpredictable events. Business owners have to familiarize with set laws to put the security
measures of the property in place. As the landlord of Springfield Arms Apartments it is essential
to let all tenants knows what action to take in case they encounter an intruder. The landlord has
some duties and responsibilities towards tenants. Potential torts may arise within the business
that requires mitigation. Companies should adhere to set laws on ownership and risks.
Liability of the intruder to his actions
The intruder attacked Sharon at her apartment and when she screamed for help and
Darryl the resident manager came but the intruder injures them before taking off. The intruder is
liable for his actions since he resulted to harm while committing a crime. First he entered the
house without permission hence an act of trespassing. The act of the intruder hurting Darryl and
Sharon can be considered assault and battery. The intruder intended to cause harm which can be
proven by Sharon and Darryl. If the intruder would not have broken into the apartments the
injury could not have been caused. The intruder will face both civil and criminal charges for
breaking in and injuries inflicted on Darryl and Sharon.
Legal duties and responsibilities of the owner
As the owner if the intruder could have entered since the door could not lock properly, it
would have been my fault and I would be responsible for Sharon. For this case, I do not have any
