in sales tax. The developer could issue a bond as liquidation supported by imminent Tax
Increment Financing income. They had recognized that there could be short and exceed the total
Tax Increment Financing reimbursement. It was assessed that local charge augmentation would
be around 50 cents for every square foot for housing and roughly $1.65 per square foot for
business utilizes (Lovaas & Potter, 2013). Homes were selling at a higher cost than expected to
