The planning aspect of any real estate project is what determines its outcomes. Good planning
results into good and well-distributed housing products that well serve the purpose they are
intended to. Poorly planned housing projects are resulting into unnecessary difficulties especially
in the town centers. Difficulties of congestion, buildings not well separated with parking and
have a huge traffic may result into traffic congestion in a town and hence causing a nightmare to
its occupants. Poor plans also lead to low quality development of housing units that may collapse
without standing a fraction of the time they were intended to live.
In the plan attached, there is a good intention in the construction of this whole plan. The
conceiver of the plan has a good planning item though the geographical aspects of the town may
make his plan less applicable or require quite q number of modifications. For a successful real
estate project, the development should be matched with the availability of financial resources to
facilitate the whole project from the beginning to its conclusion. The project should base on the
needs of the market. This provides the project with an easy and well-calculated market
satisfaction. The development of structures majorly relies on the needs of the market. It will be
quite irrelevant to develop residential products in a city center when there is more need for
offices to develop a commercial center. The market may also require the development of

residential houses but due to their development in the city center may lower the absorption levels
of the consumers of the product. This in turn affects the returns from the entire project. Many
people will consider the neighborhood relations in their product needs. They will consider what
they stay next to, that is their neighbor, the ease of access to the main items of hospital care,
roads, electricity and even the security of the area. Public relations also play a major role in the
development of real estate products. The public relations will help provide information on the
needs of the market and how people perceive the whole plan of the product. This leads to the
final aspect which is site planning. The development of the project requires proper planning that
entails the detailed plan on what should stand first and what will come last. According to the plan
of North River real estate project, the retail units will come first since they are on the ground
floor most. These will occupy a small area of the plan and require that they are laid on a strong
foundation to accommodate the structures that follow on top. During site planning, the plan is
drawn on how the materials will flow; their deposition points and the aspect of mobility of labor
should come into consideration.
The problems identifiable with this project include the number of accommodation units. They
occupy the largest of the space followed by the parking space, which will be shared by the
residential and the commercial units. The presence of a population in the town center that resides
their increases on the risk of traffic difficulties. These people will increase the traffic in town
based on the fact that this a historical town that attracts tourists too that may come in large
numbers based on the seasons. This explains why there are number of historic sites in the plan.
Unless the managing authority comes up with strict regulations on entry and exit of motor
vehicles belonging to private individuals into the town area, there is a risk of traffic congestion.
The hotel units are sufficient since this is a small town that will have a limited inflow of people
